Village on the Cannon is committed to enhancing the quality of life for its residents through strong governance, responsible financial management, resident safety, protecting property values, maintaining shared amenities, and consistently enforcing community standards. The Challenge
What began as a routine furnace replacement in the community library quickly became an unexpected emergency.
During the installation, a technician used heat to braze metal connections, inadvertently activating a nearby fire sprinkler head. Water immediately began flowing from the sprinkler system, rapidly flooding the library and surrounding areas.
The library serves as one of Village on the Cannon’s most valued gathering spaces. Residents regularly use it for meetings, book clubs, social groups, events, and informal gatherings. Losing access to this shared space disrupted daily life and impacted the sense of community that residents enjoy.
The situation also created several urgent concerns. Fire alarms sounded throughout both buildings, causing understandable concern among homeowners. The association’s fire monitoring company and the local fire department responded to the alarms while water continued flowing into the building. Immediate action was required to minimize damage, coordinate emergency responders, and keep residents informed.
Trekk’s Response
Quick coordination and clear communication were essential.
The building’s water supply was shut off as quickly as possible to stop additional flooding while the fire alarm system was addressed and residents were updated throughout the incident.
Trekk worked closely with Bauer Restoration to begin water mitigation immediately. Their team responded quickly to extract water, remove damaged carpeting and drywall, and stabilize the affected areas to prevent further damage.
Because moisture had spread well beyond the library itself, the restoration project expanded to include new carpeting throughout the entire first floor of both buildings. Reconstruction also included replacing drywall in the library and repainting the restored space.
One of the biggest successes of the project came from the rapid mitigation efforts, which helped preserve the library’s built-in cabinetry—saving the association from significantly higher replacement costs.
The Outcome
From emergency response through final reconstruction, the restoration process took several months. Throughout the project, Trekk coordinated vendors, monitored progress, communicated with residents, and helped ensure the work was completed efficiently and with the community’s long-term interests in mind.
Today, Village on the Cannon once again has a fully restored gathering space where residents can reconnect, meet, and build community together.
